How welcoming Is this REIgroup of new members I’ve been to RE groups in CLT before and they were very cliqueish so trying to Intorduce yourself as a new investor you were met with a very typical approach you should understand these principles and blah blah blah and I’ve done that for a year straight I have a business degree so understanding principles and theories is not difficult at all. So I’m not trying to keep hearing the same thing on repeat it’s like a Greeting from McDonald’s get to the beef not the bun and pickles and all the topping get to the meat of the situation or even Listen to the strategies I’ve been exploring and offer solutions not tell me what you’ve told every other 100’s of investors in Charlotte

@Paul Winka Hello Paul, I'm currently looking in Jackson As well and the ARV and appraisals are my biggest concerns with doing rehabs as some neighborhoods dont have recent sales or the properties around the subject property dont sustain the value.

 I’m trying to analyze deals but I find it difficult to really grasp the concept while attempting to use hard money in order to find the deal most analysis calculators I use and see are based around conventional loans so how can I determine if it’s a good deal or not if I’m using hard money to acquire the property.
Should I even consider the hard money loan initially or just analyze the property based on the refinance? then apply the hard money loan terms to solely acquire the property and rehab?
