2022 Rookie CT Investor

I am out of Central CT. 

I had a rental property for 12 year before I recently sold for some profit, unfortunately for me I was not as educated then as I am now (and continuing to learn) with BiggerPockets and other investment educational opportunities. 

I now am trying to get back into the investment world and gain that financial freedom. I have been trying to strategize the best way to get back into the market focusing on Owner Financing or Partnership for the first deal as I do not have the funds to put a down payment on a larger investment property. I am cash flow focused, while secondarily focusing on appreciation. 

Looking for folks feedback on the strategy: Cash Flow focused while looking for Owner Financing/Partnership. Thanks!
