You're a brand new investor in '22 - What's your move?

I currently own a property in ATX and currently house hacking.  The market is at an all time high which has me looking into SA market.  Question for RE investors in this market of inflation, what would be your checklist as a new investor?

-Can still provide you a great return if rents dropped a bit since they seem to be very inflated right now everywhere.
-Run your numbers with an expectation of a low appreciation rate into the near future as it is already very high as of now.
-Can you house hack again? You might be able to use the rental income from the previous home to help with your DTI. (I am not a lender)
-More doors, more doors. Figure out a way to get a 4+ unit if possible if you are comfortable managing that yourself, or if you have a solid PM.
