Pros and Cons of getting a Real Estate License

Hi all, 

I wanted to hear some pros and cons of obtaining a real estate license for a beginner investor. 

I am 23 and have been interested in getting my feet into the game for some time. My thought is if I get a license it will allow me to have a better understanding of the market, make connections with wholesalers, contractors, other investors, etc. In addition, I would be on track to obtain a broker's license down the road. 

I live in Austin Texas and currently have a W2 job as a property manager in student housing.

@Zachary Sumskoy I recommend getting it if you're looking to work full time as a Realtor. If you aren't I wouldn't. It costs money, takes time and brings liability because you're expected to know the law.

It really won't help making connections in the REI industry either. The real estate sales person courses don't teach you anything about REI. Your current role will teach you much more!
