Estimating closing costs

Hello everyone, I am just starting out and was trying to figure out about how much I should save for closing costs on a property that costs about 200k give or take. (still in planning and saving for now)

$200,000 Purchase Price 

80% - $160,000

2.5% Origination -  $4,000

Lender Fees - $995 Legal $995 Processing $300 For Credit/Background/Wire/ Assignment Fees Total - $2,290

Total Closing Costs Less Appraisal and Title Fees  - $6,290

With The Appraisal and Title Fees - 8k+ or 5% Of The Loan Amount
