irrevocable trust looking for a line of credit

Hello

I am the trustee for an irrevocable trust. The trust in years past has dispersed its net income to beneficiaries. I am now seeking a line of credit secured by the trust property. Will this be next to impossible because in prior years it has dispersed its income or will lenders be able to use this to guarantee payment of a loan? Is the net income all the lenders look at?
