Who can help me make a "pitch book?"

I recently closed on a triplex, my second property using conventional financing. I'm thinking my odds are slim of getting another conventional mortgage anytime soon, due to my debt to income ratio. So, with that in mind, the next couple of deals I'm going to chase seller financing. I thought it would be helpful to have a pitch book so that I could present this to a prospective seller. I'm just looking for guidance on what should be included? A business plan, overview of the properties I own, and P&L's come to mind, but anything else?
