Overseas friend who want to buy rentals. How do we work together?

Hello everybody!

I have a friend who lives out of the country and wants to buy rentals here in the Akron / Canton Ohio areas. So I would be responsible for finding the properties, organizing the purchase of the properties (because I'm also a licensed agent), and managing the properties. I wanted some feedback on what the best way to proceed with this business relationship would be. Thank you!!
