Hello everybody!

I have a friend who lives out of the country and wants to buy rentals here in the Akron / Canton Ohio areas. So I would be responsible for finding the properties, organizing the purchase of the properties (because I'm also a licensed agent), and managing the properties. I wanted some feedback on what the best way to proceed with this business relationship would be. Thank you!!

@Joshua Martin Great feedback! Thanks! I agree. People who are asking these questions generally are not motivated. I just get kind of stuck with their questions lol However, I like the concept of letting them know about contacting people who have been there a while. 

@Ryan Arth That's perfect. I find myself often getting stuck in long, awkward, drawn out conversations with these people because I'm trying to figure out what to say even though I can tell they aren't interested.

So I am actively sending out my yellow letter director mail campaign to my local zip code, for the purpose of wholesaling but I'd also consider buy and hold AND buy and flip for the right deals. It's basically just an equity list. Owner occupied AND absentee. The problem I'm running into is what to say when someone calls on my letter.

The most common questions I get are: (and have no idea what the right thing to say is...)

- Why did you send me this letter? Do you think my house is for sale or something?

- If you want to buy it, then what'll you give me for it?

- What's your offer?

- What do you like about my house? (they often assume I know what house is theirs)

- Who are you? 

- Are you a real estate person?

These are all very valid questions based on my letters, but I'm really uncomfortable combating them. I just don't know what to say. I don't know how to casually and comfortable carry the conversation. Which is strange, because I love talking to people and I'm normally very good at it! This is just a different beast! I'm in the Akron / Canton Ohio area and have a very diverse market here, but with that come a vast array of different people to talk to. Again, I'm looking to wholesale these properties but will also consider buy and hold as well as buy and flip for the right deal. I just want to know what to say! lol.

So I haven't been investing long, but one thing I've discovered from my experience so far and meeting with other investors, is that as far as the Canton market is concerned, every investor has their "hot spot." Some investors will ONLY invest and rent in the city, because of the high ROI (as far as property cost goes) and there's others who only do outside of the city because of the "safer, reliable" areas (often comes at a much higher price). In Canton, it can literally vary from street to street on what kind of tenants you'll get. Just look at the streets. Some with have a plethora (more than 3/4) of vacant, boarded up houses on it. Stay away from those streets. A couple streets over could be perfectly fine though. A lot of it just comes down to preference.

Hey everybody!

My name is Danny and I just started getting into the investment industry here in the Akron/Canton area. I got my real estate license last year, but am still trying to find a way to tie it into investing. I have an online marketing and web development business, and I've been in that industry for 7 years. I've started wholesaling and love it, but my goal is to grow into buy and hold, and buy and flip.

Hi Robert! I actually JUST started wholesaling in the Canton and Stark county area (I'm a licensed agent, but have never done much with my license, so it's not active). My main reason for getting a license is because I thought it would help my investing career. I would love to figure out a way to help each other out and network together. You've clearly been in the industry longer than I have so it'd be great if I could ask questions and bounce ideas off of you. Let me know your thoughts, thanks!
