Real Estate Business Accounting Software?

Can anyone recommend an accounting/bookkeeping software that's not too expensive?  Currently I just use excel since I don't have an extremely tedious amount of expenses at the moment, but since I'm getting ready to get into quite a bit of rehabs, I need something a little more smooth and Investor friendly.  It should be good tracker for Fix/Flip, Rentals, as well as Wholesaling deals.  What are you guys using? Or what should I stay away from?
