Post: Contractor for Rental Property in Beaumont, TX

I'm considering purchasing a property in Beaumont, TX which is just about 90 miles east of Houston.  The property is already in good condition, but I was wondering if anyone had any references for a contractor to do some light work in this area?  I may want just a little paint, carpet, and touch-ups if need be.  I'll have more details on what's needed after this weekend, but wanted to see if I could get a few referrals for this area.

Thanks Ray Agosto . This isn't my first deal and I already have direct mail going out in my market every week. I was just interested in possibly using thewholesalerstoollbox.com to help pull vacants but since no one can really advise using them, maybe I won't. But a solid up to date vacants list would be great though. Thanks for your reply though.

Has anyone ever received any marketing lists from TheWholeSalersToolBox.com?  I haven't heard of many people mentioning this site to get leads such as Vacants or Probate leads and was wondering how legit this company was and if you had any luck with their lists?

Hey Michael. Well, no matter what he did the balance on his current loan is a little over $113k and some change. We went over his statement together. At this point, he may have had a refinancing in the past, but his current balance is still $113k. But, you're right, the amount he's paying is including taxes and all. A lease option may be an option, but I was just asking if anyone may have any other ideas.

I have a question in regards to helping an absentee owner get out of his investment home.  I would like to purchase this but the numbers for cash don't seem to make sense for me as an investor.  This owner lives in Washington State but has a rental property here in Houston, TX.  He just wants to cut all ties with this home.  He's moved on with life and doesn't want to rent this home anymore.

There is a tenant in this house that pays $1,200 an month and has been there for 7 years and always pays on time and never gives him issues. He currently has a mortgage on the home since 2007 with a rate of 5.125%. His mortgage payment is $1,100 a month. He currently has a balance of $113,000. The ARV on this home is around $140,000.

He doesn't want to do a Subject 2, because he doesn't want the home in his name anymore.

I wish he owed a little less and I could just buy the house at a lower interest rate and rent it out myself.  Especially since rents in this area are going for around  1,300 - 1,600 per month.

Can anyone recommend a solution I could provide to this seller or any creative way to benefit both the seller and myself?

I was wanting to know if anyone could reccomend some Investor friendly lenders in the Houston area.  Or even lenders I should stay away from.  I'm just in the process of gathering ALL my financing options for upcoming deals in the pipeline.  My credit is not a problem either.
