My research is discouraging; I need advice.

Hello, all. I have been doing research for a business plan I am working on to rehab. and resell properties in Metro Atlanta, GA. But, what I am finding is that the flipping bubbles have already begun here.

Are there any seasoned investors in Atlanta, GA who can give me some advice on what I should do about getting the "right" properties. I need to know how I can go about finding out about the market in certain locations such as the comparables and such. Thank You.

I can't help you with the how-tos because I don't flip or rehab, but I can warn you that Atlanta will be one of the toughest markets to get started in. Investors have eaten up Atlanta something fierce for the last 3-4 years so inventory is extremely hard to find. Any good property that comes up is snagged by the pros faster than you can blink.

I don't want to discourage you, I think it's great to start learning the how-tos and you can get out there and start into it, but be aware of Atlanta as a market so you aren't discouraged in general. Know that it's not you, it's the market being so difficult that makes it hard.
