Any comments:

An real estate attorney wants to sell me on several land trusts which will hold long term holdings in an LLC. This strategy is to be used for estate planning, privacy, lawsuit protection and ease of transfer of a trust, etc. It sounds like a good idea if you are active in real estate. Can I establish a Land trust with property I have mortgages on? Can the trust should be used to create seller carryback financing? Land trust has limited lawsuit protection, I realize it is never foolproof. Is it better than owing it in you own name? How much should this costs? When should an investor think about doing this? Does anyone have an expert opinion? How much is it?
