I live in an growing expansive city, Houston, Tx. covers hundreds of miles and I am not familiar with every area. I looking to purchase an app or map book that includes the city, county lines, streets and all the surrounding areas. Can anyone recommend a guide that would be the most helpful.

Thanks, everyone for the information and feedback, much appreciated. We've owned this home for 30 years. The addition is a family room that is unpermitted and it's great. It does not have any plumbing or electrical concerns. I'm considering talking to a realtor first. My thinking on this is the homes does not show its true square footage which equals lower value. I could be wrong? I was considering if its was worth getting it permitted? I'm doing a little more homework.

I own a home in an area San Diego, CA where process are starting to increase. My home currently is valued 365,000. Others in immediate area on same street or 1 street away are valued at 400 or more. My home has been remolded with new roof, 4 bedroom 2 bath, built 1976, 1600sq ft. my home has the same type of home improvements as the others that are higher. I also am on a corner lot. My has an unofficial addition added 20 years ago. I can do some curve appeal but that will not boost my value that much. How to determine how to get my value up to par. Should I try to permit the addition now, the laws probably were different 20 years ago?

I'm looking to purchase a property in Houston and need to find great contractor's to help me analyze the property and complete work. The person needs to be realiable, honest, licensed, comes with referrals from last job, worked with investors.

Any comments:

An real estate attorney wants to sell me on several land trusts which will hold long term holdings in an LLC. This strategy is to be used for estate planning, privacy, lawsuit protection and ease of transfer of a trust, etc. It sounds like a good idea if you are active in real estate. Can I establish a Land trust with property I have mortgages on? Can the trust should be used to create seller carryback financing? Land trust has limited lawsuit protection, I realize it is never foolproof. Is it better than owing it in you own name? How much should this costs? When should an investor think about doing this? Does anyone have an expert opinion? How much is it?

What software do you recommend to RE owners/business accounting for rental property passive income and flip accounting. I heard that Quick Books is great?
