Land Development Deal

This year I'm working on two larger land development deals. The smaller of the two is for a 30 unit multifamily townhome project that I'm working on purchasing.

I've built several new construction homes, but I haven't done any roads or utilities.

Anyone have experience with this and care to share some things I should look out for?

I am in Athens, TN. I recently started construction on a duplex here. The numbers are great so far.. I plan to live in one side and Airbnb the other side. I would love to grow to the point of doing something as large as what you are doing! I'm sorry I do not have any advice for you.
