Athens, Sweetwater and Madisonville, TN areas are growing now and are expecting major growth within the next two years. It would be a great(and cheaper) market to get into.

I am in Athens, TN. I recently started construction on a duplex here. The numbers are great so far.. I plan to live in one side and Airbnb the other side. I would love to grow to the point of doing something as large as what you are doing! I'm sorry I do not have any advice for you.
