1031 exchange houses to apartments

Hi I'm looking at selling 4 rental property (houses) and move that money to put down on a apartment complex.

So my question is can you only do a 1031, house to house ?

@Marshall Sherwood what @Wayne Brooks said regarding type of real estate Any investment real estate for any other type of investment real estate.

What your contemplating would be called a "consolidation exchange" - going from several smaller properties to one larger property.  That's perfectly fine as well.  Your two considerations will be

1. Making sure your purchase is at least as much as the aggregate total of your sales if you want to defer all tax.

and

2. Making sure that all 4 of the sales close closely enough together time wise that you can identify and close on the purchase within the timelines for all 4 of the sales.  Each sale will have it's own 45 and 180 day clock.
