Reverse 1031 Exchange

Hi BPer's!!

I'm thinking about doing a reverse 1031 exchange, since we have a little cash saved, and we have an investment property that will probably sell very quickly in this market.  My question is at what point do we need to declare for the 1031 exchange? Can we get the replacement property under contract first or do we need to go to an qualified intermediary first?
