Can I sell as an owner occupant or do I need a 1031?

Hi Everyone,

I own a condo in which I've built up a good amount of equity and I'm looking to sell it in order to buy something that cash flows better.  So here's my question, if I bought the condo as an owner occupant and lived there from June 2015 to February 2017, and then rented it out from March 1, 2017 can I still sell as an owner occupant? Or will I need to do a 1031?

Thank you!

-Brandon
