1031 year-round rental to vacation property?

Really enjoying this BP community. I looked for a similar post but did not see one. My new QI, whom I like and was referred by someone on here, mentioned something about vacation properties (where we would intend to rent out as much as possible but admittedly would be maybe 25% of the year due to seasonality) may be more difficult to include in 1031. If anyone has any insight I would appreciate it. The goal would be to turn 1 multi-family into 2 year-round multi-families and one vacation rental (or alternatively and now more likely 3 year-round multi-families in which case I know I will be all good - assuming 1031 sticks around - which is a whole other issue). Thanks!
