Dave Foster as usual very helpful. I was hoping I would not get taxed on both sides. Thanks
I have an iPhone 6s with the most updated version of App. All I use is the app. Thanks.
Yeah it's weird. No issues reading. Just posting.
Just wondering if this is a problem specific to me or not? My app shuts down after every post I make - so I am never sure if my post actually went live or not. I click post. Then immediately my app force closes. Is it just me? Thanks.

This group has been a tremendous resource for me. Thank you! One thing I am still a little confused on relates to partial exchange. I know that is blasphemy for some of you (haha) but I have my reasons. Simplified Scenario for example purposes: 1) Sell for $700K with Mortgage of $300K 2) Buy 1 property for $300K and $100K down 3) Buy 2nd property for $300K and $100K down 4) After fees it nets me $100K cash that I take out Result: I cover my minimum mortgage threshold by $100K but I fall $100K shy of Minimum Purchase Price AND I take out $100K in cash. Assuming my depreciation is approx $40K (where I pay 25%) - what is the rest of my tax? Do I have to pay 15% on $160K (100+100-40) or some other number (hopefully less that that)? I realize there are other taxes (State, healthcare, etc) - I am just trying to figure out how to calculate the number that gets taxed. Thanks!
Wow these properties are crazy. I think I will be tracking down Wilson to ask about property history before buying. Yikes.

Good luck Tom. I might be buying one or two MFs myself sometime soon in the Woo. Hope they work out well for you!

Post: Too late for Nashville or Austin?

I have only been to Austin once and can see why people love it. Still haven't been to Nashville but I can't stop hearing about there either. And Nashville is an easier flight for me from Boston. With so much construction going on in Nashville, particularly, I am wondering what the general consensus is. Am I too late to the game? Just agreed to sell Multi-Family in Dorchester MA and am researching potential new area to but for either annual rentals or potentially AirBNB. Had been thinking Worcester MA but a friend thinks everything is inflated there. Thanks in advance.

Post: New healthcare tax - what are the details?

Trying to figure out what the details are on the healthcare tax. I have seen something about AGI of $250K and something else about a gain of $250K. Not sure which is right or if they both are somehow? About to an accept an offer on my investment property and want to ensure I don't have to pay the healthcare tax. Thanks!
