HELOC from primary home to buy MF and later do 1031 exchange

Hi everyone, 

I am planning to use HELOC (of my primary home) as part of my downpayment to buy a multifamily (LLC). In the future, when I sell this multifamily (LLC) through a 1031, how will I get the money back to repay my HELOC?

Maybe you can refinance before you sell to pay back the HELOC.
