Thanks for the info on the PM. I think of your investing out of your state You must have a idea on who gonna manage your properties before putting offers in. I have three properties in Harrisburg pa and my  PM is doing a great job. I have Cincinnati on my radar next. Thanks and Good luck out there.

@Guy Yoes Hit it on the nail My first two properties were $41k for both. I called the listing agent directly we closed and now he is my buying agent. When I see a deal I can just text him the address and put an offer in quickly with no pof.

 I don't think its odd Brandon is just using the BP resource to narrow down who he is gonna use for financing. I know he is a teacher of the webinars and host of the podcast but that don't mean he know every market in the U.S

Hello All 

Can anyone recommend a company for landlord insurance in the Harrisburg pa area? I have two properties insured with State Farm but I think I can get a better quote. I close  in the next couple weeks any input. Would be great. Thanks

Tax assessor have my primary residence at $203k but the actual value is close to $300k So That's way off. You have to dig a little deeper for the arv then using county values, If you have a relationship with a local agent they should be able to pull comps for you.

If the money is burning in your pocket then you can invest in some decent tax liens for $3500 if your educated in that niche.
