timing of replacement properties
I know there are strategies for doing a 1031 that I know nothing of.
and I'm asking for guidance and suggestions.
My rental will be put up for sale soon.
Today I've been looking over the mls to see what's available in my area in my expected price range. Of course, I want to buy at, a Wheatie says "buy properties at a significant discount off todays value. "
In my area, I found about 15 houses that appear, on paper, to be what I want in the parameters I set.
I would put written lowball offers on them, but how do I get the timing right, as far as identifying them for a 1031, or a construction 1031?
I know there are 45 days to identify raplacement properties and 180 days to close.
I feel like there's some things/strategies I don't know.
All thoughts and suggestions welcome.
