My local CPA friend HATES 1031 as well as cost segregation. So, what are the downsides to doing a 1031 exchange? Are there any particular don'ts that would have a negative impact later such as borrowing a lot more than the sale (trade) price? TIA

1031 in general is a powerful tool for all RE investors to absolutely take advantage of. There are loads of CPA's on this forum who would advise. If you need a recommendation (I am NOT a CPA) DM me and I'll pass a long.
