SFR Buy and hold in Goodyear AZ.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $325,000
Cash invested: $125,000

3/2 1250 Sq/ft, renting section 8. Cash flow is light but these are challenging times. Hoping to Refi when/if rates drop. Rent increases planned.

What made you interested in investing in this type of deal?

1st deal in AZ. needed to get my feet wet in this market.

How did you find this deal and how did you negotiate it?

Great Real Estate agent find for estate sale.

How did you finance this deal?

30 yr fixed with personal finance for down.

How did you add value to the deal?

30 year roof negotiated with sale. New flooring and Paint. More upgrades planned as time and $ permit for forced appreciation.

What was the outcome?

So far, so good.

Lessons learned? Challenges?

I might have been able to negotiate a better sale price with info i now know.
