I like that idea. So accepting and approving multiple applicants is the norm? Then assign points and notify the applicants of their standing?

Single family house renting in Goodyear AZ. I have multiple applicants that have applied. 2 look promising but both want to wait a month to  move in. Can I, or should I, approve both applications and then see who signs the lease first?

Thank you! This aligns with my thoughts too. Keep terms, but on my paper.

If I buy a property with tenant in place, do I need to inherit the existing lease terms?

Quote from @David Avery:

Fredrick,  welcome to BB.

Are you thinking of investing here in Philly or surrounding area?

Know good agents,  property managers. contractor that can walk the property.

Etc.

I’ll be investing locally in the Phoenix Arizona area.

Good day Bigger Pockets investors. I look forward to collaborations and discussions around real estate investing. I'm new to investing but have had great experiences with multiple home purchases and sales for primary residences. CA/TX real estate has been good to us.
