Unpreparedness = No deals

Don't consider myself an investor yet because I've zero properties. However It is my dream to get into and succeed in the game. I found myself yesterday finding and absolutle gem of a lead for wholesaling but couldn't proceed because I was not prepared. If there is any wholesaler in Arizona who would like to help someone achieve there dreams please feel free to message me. Anyways, I need help with preparing a proper purchase and sale agreement. 
I was speaking to a seller yesterday whose home doesn't hit the market untill April 1st 2025. Built in 1981, in the heart of Tempe in the Tempe royal estates neighborhood. I'll happily pass this LEAD so you can attempt to get it under contract for yourself.
