Absolutely any market on this planet... so long as you get the property under contract at the right price point(discount) 

I wonder by how much are the Phoenix homes going to decline. 

You are going to want to add equity to your property. get property for below market rate(probably 15-20%) and add equity by doing remodel. 

How much do 4plexes go for in north New Jersey?

Hi Shema, would you happen to have a purchase agreement you can share? It's hard to find one that fits for Arizona

Title pretty much says it. I'd really appreciate if anyone was willing to send me a copy of the wholesale contract they use in their deals. I know I can easily download one of the internet but I'd like yours because you've used it before! So it works :) thanks in advance for your time

@Ying Tang well she is asking for 540k however the house across the street sold for 460k and is currently being renovated.

@Stephen Morales well I work for a moving company so the opportunity presented itself when I asked if they are selling. But in essence, yes I do not have a legit contract. Ofcourse I can easily download a template, but a signing an abiding contract is serious and I understand this. So was looking for someone who does have a legit contract they'd share.  Do you have a legit contract?
