Renting my duplex from out of town (San Diego!)

Hello Friends!

I need some guidance on renting out the other unit of my duplex. We are finishing up the final touches on the unit, and I’m hoping to get it rented out soon. What are your best tips for advertising this unit?

I’m planning to list on Zillow, Facebook Marketplace, and Craigslist. Are there any other effective platforms for West Sacramento or Northern California? Have you found success with any local property management groups or investment meetups for referrals?


The location is near the Sutter Health ball park where the Oakland As will be playing for a few years. Given this, what’s the best way to determine competitive pricing?

Are there any strategies you recommend for structuring lease terms (e.g., month-to-month vs. a longer lease to attract stable tenants)?

I’m currently managing this property remotely from San Diego. What are some must-do strategies for remote property management? I believe I have a solid application and screening process ready for tenants but managing that while working a full time job that requires travel is where I worry. Do you recommend self-managing with virtual tools (online rent collection) or hiring a property manager?

Any insights or advice would be greatly appreciated!

@Faviola Paz the only benefit of a Zoom call would be to actually have them show you the condition of their current home - kitchen, bathroom, basement, etc.
