How long did it take you from the time you started learning about wholesaling to do your first deal?

Hey guys, I stumbled across lease option assignments and the logistics of everything seem pretty complicated.  Do you have to be licensed as a realtor before you get started? 

If my asking price of 50%-70% of the ARV does not cover the sellers loan then the deal is essentially eliminated correct??

Has anyone ever filled out a Lowe's or HD survey and received the $1000 gift card? I don't know of anyone locally.
