How long did it take you from the time you started learning about wholesaling to do your first deal?

Hey guys, I stumbled across lease option assignments and the logistics of everything seem pretty complicated.  Do you have to be licensed as a realtor before you get started? 

If my asking price of 50%-70% of the ARV does not cover the sellers loan then the deal is essentially eliminated correct??

How are all the loan officers and lenders out there feeling with the new shift in this market? Is business still going well? Just curious to know.
