Live in California, I’m trying buy my dads house with out having to go through a bank. What are the steps I should take to get the house under my name? 

I’m just learning about all of this. I know my home is worth double what my mortgage is. Would I start real estate investing by getting my home reappraised and refinancing the mortgage?
