For a STR is there a target % of purchase price that generally equates to a successful STR property? Similar to the 1% rule. 

Do you think it's best to always buy at intrinsic value or do you +/- other factors (location, parking,etc...)

My wife's dad has a duplex with a mortgage of $90k and it's probably worth about that. Total rents are $1200 / month including utilities.
