How do I find a good fixer upper deal to buy?

If you have high-value real estate on the market and someone brings you a buyer who closes the sale... what would you expect to pay that person as a commission or finder's fee for making the connection?

Is anyone familiar with lease purchase agreements? If so can you let me know how I can talk a motivated seller into settling for a rent to own option for there property without getting cursed out?
