What is the best way to build a list of multifamily properties?  Any guidance would be much appreciated.

I am currently looking to purchase my first rental property in Roseville CA where many houses have pools. Being that pools can create a big liability is this something I should stay away from as a new investor? 

So far I have only bought property within my SDIRA on a cash basis, so have not needed to work with lenders. Soon I will be buying one or more rentals outside of my SDIRA, using 'conventional financing'.
