I am buying a house in Hamilton Ontario. Currently I research similar properties online on Kijiji and Padmapper and compare against those, I also ask realtors for their opinion but they give me different numbers.

In commercial r/e property value can be calculated as:

Value = net operating income/cap rate

Does this valuation apply to 1-4 unit properties? Or is that not considered "commercial"?
