I have a bunch of detroit notes on single family homes in good areas, some performing some not. What do you think is a good discount to sell? 60% (overall, so maybe 50% on performing and 70% non performing?)

Does anyone have any good recommendations for design software or websites for rehabs? Ideally, I'm looking for a web-app that allows for collaboration with clients, but am open to hearing your suggestions.
