So I need to find a money partner to close my first deal.  I'm not having any luck finding a partner yet.  I'm thinking of offering the partner 95% of the deal to get it done.  Would this still make sense to get it done?

Specifically for the purpose of acquiring, improving, and renting out property in what we would consider Class C/D areas?
