If I have an investment portfolio with say Charles Schwab who does market investments as well as mortgages, will they consider my portfolio in qualifying me for a mortgage or at least the lowest rate.

I want to sell one of my properties to a woman that has no money but she is inheriting about 1/2 the money in February after the six month waiting period.  The other half is tied up in a house that is listed for sale....

when using a single family home as collateral for a future commercial loan, does the lender do an appraisal before determining how much your approved for or is it my responsibility to have it appraised first
