Estate (inheritance) for collateral?

I want to sell one of my properties to a woman that has no money but she is inheriting about 1/2 the money in February after the six month waiting period.  The other half is tied up in a house that is listed for sale.  She could get that money any time.  

There's got to be a way to use this for collateral for my property.  Any help appreciated.  Thanks,
