What are the estimated closing costs for a rental house?

The house pruchase price is $105,000 and the loan will be conventional.

I think that 4% its a good number to use.

What are your thoughts?

I am getting ready to rent out some rooms. Can BP share reccs of a comprehensive service I can use for running background checks for applicants?

I use pacer.gov to search court cases, which is very useful.  I was wondering what other sites you guys use for screening tenants before paying for credit and backround checks. 

Are there any good apps that anyone recommends when driving for dollars? Or could strategies to use current technology and apps to drive for dollars?
