I have a $2000 a month rental, and a person or two suggested I was nuts for asking for first, last and security. Yet I am a bit fearful to not ask for last. Opinions?

In now it has been asked a lot. What is a good site for researching the local rent payments say by zip code or other? Read that it may be wise to hunt for properties where you can stay above the local mean.
