Do I need to disclose I am an agent if I am wholesaling properties to buy and sell to investors?

In a wholesaling deal on the purchase and sale agreement should I only include the required disclosures for my state or add other disclosures?

Is it legal for the buyer to pay the assignment fee at the time of the assignment, or does that have to take place at closing? Also, if it is ok for the fee to be payed at the assignment, would I have to go to closing?
