Lets say I have $1 million to work with.  What are the pros and cons of owning 1 multi unit building vs. 4-5 houses as rentals for the same money?

As a residential landlord, I understand that one can get a home warranty in my state for about $400-$500 per year with a $75 deductible to cover major repairs. Can I obtain the same thing for multi unit housing.
