What is the best way to find the right kind of properties so you're not fighting with every other investor?

Must we use combined income when married? Also is 3 times the amount the legal amount to ask for? Or could it be 4 1/2 times the amount be asked for??

With $250K down payment or available cash, where should the investor be investing in today's 2020 market condition? Vacation rentals, hotels, apartments, retail, office conversions?
