Hey BP community! What questions do you ask a property management company when trying to determine if you should hire them?

Anyone using Turbo Tenant, rentredi, avail, PayRent, Hemlane, etc. to manage a property? If so, your feelings about it.

From what I understand, the tenant pays for all maintenance, insurance, etc. But what does the investor pay for? If a new tenant comes in, who pays for the remodeling, new roof and such?
