I am trying to get an investment property. Is a second line mortgage safe for an investment property?

Any suggestions for a mortgage broker to generate leads? And what are some of the things investors need out of a lender?

Say, for example, that Joe (who has bad credit) wants to buy a property, but needs Mike (who has great credit) to get the loan.

Can Mike get a loan from a lender, and pass it through to Joe?
