Paying off mortgage?
I was wondering if anybody that buy and holds a house if they ever use the positive cash flow to pay off a house faster?? Is this a good startegy?

%2 rental rule does not work
I am looking up some houses to fix and hold (rent) and I am doing some analysis, but there is absolutely no way to get a deal which fits the %2 rule.
