If you were to make $20K on a real estate transaction would you use it to pay down existing debt such as a car loan or credit card debt, reinvest it into another deal, or a combination of both?

So there is a home that I looked at today that is available for lease. It was shown to me by a property manager. It looked like a classic case of someone who accidentally turned into a landlord....

Currently I do not have the best credit (fair) and not so much extra cash. For those of you that have already made at least their first investment. Where did you get the money? Own cash, 401k, hard money lenders, bank...
